About the Awards

The Leeds Landlord Awards have been setup to give students the chance to publicly thank their landlords and recommend them to others. Created in partnership by four Students' Unions in Leeds

The awards celebrate the hard work and efforts of landlords across the city who give students the very best quality housing. These awards highlight those who go above and beyond to deliver an excellent experience for their tenants.

What happens next?

After the nominations close, a panel of students from the participating unions will meet to review the nominations. They’ll create a shortlist and decide the winners. Shortlisted landlords will be invited to the awards ceremony where the winners will be announced.

General

Why are the students’ unions running the Landlord Awards?
There are loads of great landlords in Leeds. These student-led awards are an opportunity for students to recognise the ones who go out of their way to provide quality accommodation and great service. The awards also give students a chance to tell other students which landlords they recommend.
Which students’ unions are participating?
The Leeds Landlord Awards are created in partnership by Leeds University Union, Leeds Trinity University Students’ Union, Leeds College of Art Students’ Union and Leeds Beckett Students’ Union.
What are the award categories?

When do nominations open?
Monday 26th January 2015.
When do nominations close?
Friday 6th March 2015 at 5pm.
How are the winners decided?
A panel of students from participating institutions will review all the nominations, draw up a shortlist and decide the winners. The awards focus on subjective student experiences, and the decisions will be based on the consensus of the student judging panel with a student advisor to give additional context. This page gives an indication of the factors the panel may consider in each category. This is by no means exhaustive, but illustrates the things that students find valuable in a landlord. The panel will not simply consider the number of nominations for a particular landlord – the specific examples provided by students in the comments section are important. The nominations will be read and winners/runners up chosen based on how well the information in the nomination fits with the ethos of each award.
Where and when is the awards ceremony?
The ceremony will take place on Tuesday 14th April 2015 in the Terrace at Leeds University Union.
What is the dress code for the ceremony?
The event is smart but not overly formal. You may feel comfortable in a suit/dress but black tie is not necessary.

How do I nominate my landlord?
Simply fill in the online nomination form by 5pm on Friday 6th March 2015. Try to provide specific examples of things your landlord has done. For more details about the different award categories, see this page
I’m having problems with my landlord. What can I do?
You can get free help and advice from your Students’ Union:
Can I come to the ceremony?
Yes. Look out for further details of ticket sales in April 2015.
How do I find out who won?
Look out for communications from your Students’ Union after the ceremony on 14th April 2015. Details of previous winners can be found here.

How can I encourage my tenants to nominate me?
Please consider sending a link to this website to your tenants to let them know about the awards.
Am I classed as a “large” or “small” landlord?
“Small” landlords are classed as having 15 properties or less.
When will I know if I’ve been shortlisted?
Shortlisted landlords will be notified by 13th March 2015.
Will I have to pay to attend the ceremony?
Yes. The ceremony will include drinks on arrival and a three course meal.
I’m a winner or finalist. How can I promote this to students?
Winners and finalists will be given a certificate (hard copy and pdf) as well as graphics that can be used on websites, email signatures or documents. Please see our Terms and Conditions for further information on use of advertising materials.

Terms and conditions

  1. The closing date for nominations is Friday 6th March 2015 at 5pm. Nominations will not be accepted after this time.
  2. Nominations can be made by any student who is currently studying at the University of Leeds, Leeds Trinity University, Leeds College of Art or Leeds Beckett University.
  3. Students can submit a nomination for their landlord in more than one category, but can only submit one entry per category.
  4. Landlords can nominate themselves in more than one category. They can only submit one entry per category for the safety and social responsibility awards, but can nominate multiple different households for Household of the Year if required.
  5. Landlords must be a member of the relevant Unipol Code in order to nominate themselves or their tenants.
  6. Landlords that have outstanding cases with any student advice centres should be aware that this may be shared with the judging panel and may form part of the decision making process.
  7. If shortlisted, or successful, landlords are requested not to use Leeds Landlord Awards 2015 to market properties before the annual Unipol ‘start date’ and must remain in compliance with any advertising policies of participating students unions.

Tenant nomination categories

As a student living in rented accommodation, you can nominate your landlord in any of the following categories:


Value deal of the year

For a landlord who has given students brilliant value, without sacrificing on the quality of the house.

Things the panel may look for:

  • Membership of the Unipol Code
  • Rent discounts over the summer period
  • No extra admin or signing fees
  • Extra requests written into the contract
  • Flexibility of rent payment in line with student loans
  • Weekly rent that is seen as affordable
  • Providing good quality fixtures and fittings without premium rent

Small landlord of the year

It’s easy to overlook landlords with only a few properties, but there are some brilliant ones out there. This is an award to recognise landlords who might not have a huge portfolio, but who still ensure they offer a quality house and that their tenants are looked after.

Things the panel may look for: 

  • Membership of the Unipol Code
  • Good communication with tenants
  • Tenants having a positive experience when signing for their house
  • Tenants seeing the property as high quality and well maintained
  • Responsive when there are any problems
  • Overall positive experiences as tenants

Private Complex of the year

This award is for privately owned big halls of residence. It takes into account students’ overall experience in the complex including how safe they feel, how sociable it is, what amenities there are and how responsive the management team are to dealing with problems.

Please note this does not include University owned Halls of Residence as they are not privately owned.

Things the panel may look for:

  • Membership of the Unipol/ANUK National Code
  • Good communication with tenants
  • Tenants having a positive experience when signing for their room
  • Responsive when there are any problems
  • Overall positive experiences as tenants
  • Feeling of community and security in the complex

Large landlord or managing agent of the year

This award recognises Managing Agents who have been exceptional in their services to tenants and therefore created a great experience.

Things the panel may look for:

  • Membership of the Unipol Code
  • Good communication with tenants
  • Tenants having a positive experience when signing for their house
  • Tenants seeing the property as high quality and well maintained
  • Responsive when there are any problems
  • Overall positive experiences as tenants

Responsive landlord of the year

For landlords who have worked exceptionally hard and quickly to fix problems for their tenants, whether for repairs, lost keys or any other issues.

Things the panel may look for:

  • Membership of the Unipol Code and repairs carried out well within the Unipol Code’s timelines
  • Alternative arrangements for tenants if repairs cause disruption
  • Effective and regular contact with tenants
  • Examples of minimum requirements being exceeded

International Students’ Landlord of the Year

This award recognises landlords who go out of their way to meet the needs of international students and provide a great service.

Things the panel may look for:

  • Membership of the Unipol Code
  • Welcoming you to Leeds
  • Not requiring a UK-based guarantor
  • Providing clear and helpful information when viewing/signing
  • Responsive when there are any problems
  • Overall positive experiences for tenants

Postgraduate Students’ Landlord of the Year

This award recognises landlords who provide a great renting experience for Postgraduate students.

Things the panel may look for:

  • Membership of the Unipol Code
  • Flexibility around term dates and tenancy extensions
  • Assistance finding appropriate housemates
  • Welcoming you to the area
  • Responsive when there are any problems
  • Overall positive experiences for tenants

Award for outstanding customer service

This award recognises landlords who have gone above and beyond to help their tenants so they have the best possible experience.

Things the panel may look for:

  • Membership of the Unipol Code
  • Effective and regular contact with tenants
  • Tenants having a positive experience when signing for their room
  • Responsive when there is a problem
  • Overall positive experiences for tenants

Most socially responsible landlord of the year

Sponsored by the Green Exchange

This is an award to recognise a landlord who has taken their responsibility to the community and to the city of Leeds to the next level.

Please note: all landlords must be accredited by the Unipol Code of Standards to be eligible for entry.

Things the panel may look for:

  • Active consideration of community needs when advertising properties
  • Advice on the area, including where to shop, eat and drink locally
  • Disseminating material to help tenants get to know the area, to explain refuse and recycling schemes, or to save energy
  • Good relationships with local community groups and/or immediate neighbours, or partnership work on community projects
  • Physical improvements such as well-kept gardens or energy efficiency measures.
  • Tenants having a positive experience when signing their house
  • Tenants seeing the property as high quality and well maintained
  • Responsive when there are any problems
  • Overall positive experiences as tenants

Landlords may wish to ask their tenants for information to support their nomination.

Please note: all landlords must be accredited by the Unipol Code of Standards to be eligible to nominate their tenants. Tenants must be students at participating institutions.
